Phases of Design Support
-
Getting the Lay of the Land: First, we dive in by gathering information related to the project. This means documenting what's already in place, taking measurements and a few photos of the existing space or site.
Client Chats: Next we have a converation with our client. This could be a face-to-face meeting on-site, a phone interview, or even a web conference. We want to understand what they're envisioning and any specific needs.
Defining the Game Plan: With the client's input in mind, we work on setting the parameters for the project. This includes outlining the initial schedule and making sure everyone's on the same page.
Scope in Writing: Finally, we put it all together in a clearly defined, written project scope. This document is our roadmap and helps us ensure we're all aligned on what's in store.
These phases are all about getting the project off to a solid start and making sure we've got a crystal-clear vision of what's ahead.
-
Sketching Out the Ideas: In the Schematic Design Phase, we roll up our sleeves and start sketching out the possibilities. We create initial space planning diagrams to figure out the scale, relationships, layout, functionality, and how you'll move through the space. We're all about connecting the dots and making sure everything flows smoothly.
Preliminary Style Choices: We also start thinking about the aesthetics. It's a bit like window shopping for design elements. We consider general interior finishes, like what type of flooring, countertop materials for kitchen, wallpaper for the living room, and so on. This gives us a sense of what will work best within your budget.
Nailing Down the Details: During this phase, we fine-tune the project scope and vision. We want to make sure we're on the same page before we dive into the essentials.
Concept Show and Tell: Once we've got our initial ideas down on paper, we put together a presentation. We'll show you rough concept layouts, and if there are any tweaks or changes you want, we'll make sure it happens.
Picking the Winning Concept: Finally, we need your stamp of approval. You'll pick one concept from the options presented, and that's the one we'll take to the next level. It's all about making sure you love the direction we're heading in.
This phase is where your dreams start to take shape on paper, and we're excited to see which concept you'll choose for us to develop further.
-
Creating the Detailed Blueprint: In the Design Development Phase, we're diving even deeper. We take that floor plan we discussed earlier and give it more details and attention. This includes presenting specific interior finish materials – like what kind of tiles or flooring – and fixture recommendations, which means we're picking out your faucets, lights, and other fixtures.
Kitchen and Bath Magic: Your kitchen and bath spaces get special attention. We draw up the initial layouts, complete with cabinet designs. We're also thinking about the appliances and equipment you'll need, making sure your kitchen is cooking-ready and your bathroom is spa-worthy.
Continuous Conversation: We're not making these choices in isolation; we're in constant communication with you. We want to know your thoughts and preferences. It's a two-way street to make sure everything aligns with your vision.
Showing Our Progress: We're excited to present the developed and refined floor plan. You'll also get a look at the specific finish materials, fixtures, and equipment we've chosen. This is where you see your dream space taking shape.
Your Approval Matters: Before we move forward, we make sure you're on board. If there are any changes you'd like to make, now's the time to let us know. We're here to create the space that's perfect for you.
This phase is all about the fine details and making sure everything lines up with your vision. We can't wait to hear your thoughts and get your approval as we keep progressing.
-
Putting the Blueprint on Paper: In this phase, we're all about turning your dream into a reality. We create the documents that contractors need to bid on your project. These documents not only guide them in building your vision but also serve as the foundation for any required building permits.
Dotting the I's and Crossing the T's: We go through your project with a fine-tooth comb. We finalize the details for floor plans, elevations, cabinet and finish specifications, lighting plans, door and window schedules – you name it. Everything needs to be just right.
Sweating the Technical Stuff: Your project's success hinges on details like electrical, plumbing, and mechanical systems. We review and coordinate all these technical aspects to ensure they align with the project scope.
Expert Eyes: For more complex projects or if there are structural changes involved, an architect or engineer may step in to review the plans. We want to make sure every element of your project is sound.
Ready for the World: Once everything is in order, we present you with the finalized set of contract documents. These are the blueprints for your dream project, ready for contractors to bid on and the necessary permits. Any further changes will be documented as addenda or change requests/change orders.
Your Seal of Approval: Before we move forward, we make sure you're comfortable with the documents we've provided. Your approval is the green light for the next steps in bringing your vision to life.
This phase is all about getting the technicalities sorted and ensuring everything is prepared for the contractors to take over. Your project is one step closer to becoming a reality.
-
Making It Real: Here is where the real work begins. We kick off the Construction Administration Phase by obtaining bids from contractors. If your project involves permits, the contractor takes the reins and secures those permits after being hired.
Ordering the Essentials: With the contractors in action, it's time to start ordering all the essential materials and fixtures. This includes building materials, finishes, plumbing and lighting fixtures, hardware, appliances, window treatments, and furniture. Every order is a step closer to actualizing your design.
On-site and at work: The General Contractor and their tried and true sub-contractors are hard at work on-site. They're the ones turning your plans into reality, and we keep a close eye on things.
Guiding the Way: We're not just behind the scenes. The designer is on-site for walk-throughs and during the installation of key elements that require a designer's touch. This could be anything from lighting to furniture and art. We want to ensure everything aligns with your vision.
Finalizing the details: After the project is completed, the designer conducts a final walk-through to create a punch list of any remaining items that need attention. We make sure every detail is perfect.
This phase is where your project truly takes shape. Contractors are hard at work, and we're here to ensure everything is executed to perfection, right down to the finishing touches. Your dream is becoming a reality!
